Special Notes / Conditions

Rent includes all taxes and fees. Renters are responsible for paying their own electricity usage; we find that this encourages people to behave sensibly (i.e., not  run the air-conditioning 24/7 with the doors and windows wide open). The Peninsula administration checks the electrical meter daily and, upon check-out, will calculate the cost of electricity; this amount is withheld from renters' deposit.

Rent includes weekly housekeeping services. More frequent tidying is available upon request for $35 per half-day. It is customary to tip the maid upon check-out, and she is very appreciative of gratuities.

We are happy to arrange for a personal chef. Renters will pay the chef directly; the fee varies with the number of meals and cost of ingredients.

FAIR (60 days)
If the Property Owner/Manager applies a Fair Cancellation Policy, the Renter can cancel up to 60 days prior to the start of the Tenancy. Cancellation requests must be made in writing and received by the Property Owner/Manager, and AA, at least 60 days before the start of the Tenancy. The Renter will receive a 50% refund of the total booking value generated on AA, less the non-refundable commission fee.

  • Best taxi company: N/A - taxis are largely interchangeable, with no "company" per se.
  • Closest money machine: There are half a dozen cashpoints in Plaza Peninsula, right outside our building.
  • Closest liquor store: Ditto - Soriana.
  • Closest grocery store: Soriana, a 5-10 minute walk (or one minute in taxi).
  • Best grocery store: Costco.
  • Best free activities: People-watching along the boardwalk.
  • Best night restaurants: La Leche (a ten-minute walk or one-minute cab ride). Fantastic food with an edgy/provocative presentation, very stylish decor, and surprisingly reasonable prices. Two very enthusiastic thumbs up.
  • Best local café/coffee: Starbucks is uber-convenient in Peninsula Plaza, right outside the building. For a local coffee shop, there are several great options in Old Town.
