We stayed here for the last 2 weeks of August. The house was as described, only better! Not only did the management team provide the most wonderful cook, but they came over everyday discussed a menu and then went and did the shopping! The caretaker came over everyday to set the wood for the BBQ and firepit. Five Star service in sleepy Umbria! The house itself is huge with 2 separate wings so our two families never bothered each other at night and crying babies did not keep the house up at night as the all the walls are thick stone. Did I mention the pool? MEGA. 20 metres x 8 metres with a kiddy splash pool on the side. Faultless. We have already booked for next year. Well done!

A large crowd of us descended upon the villa for a wedding and although we only managed to be there for 2 nights while the others had up to a week it was a wonderful setting and experience. The house and gardens are beautiful with a great kitchen, lovely dining and reception rooms, wifi, comfortable patio areas including a bbq and fire pit for the evening and a delightful big pool overlooking the lake but also safe for children as all enclosed. The sun shone and everyone had a really enjoyable time as we ate, drank and danced out on the patio. No worries about waking the neighbors as it is so quiet being set on its own peninsular. Our hosts couldn't do enough for everyone. Thanks for the hospitality and a wonderful, memorable weekend.

Our family just returned from a 10-day holiday at San Martino and we experienced the vacation of a lifetime in the most beautiful area in all of Umbria. The villa was simply wonderful, very secluded, and more than spacious for our family of 21, yet the most magnificent aspect of staying in this beautiful villa on this stunning lakefront property is the owner, who makes you feel right at home from the moment you arrive. He was the consummate host of this perfect property, with his local knowledge of the area and fluency in Italian, his exuberant personality and unbridled energy, our family simply adored him and we were as sad to say goodbye to him as we were to Italy. He made sure every detail was taken care of, including daily transportation arrangements (not easy considering multiple destinations a day), superb meals prepared by a wonderful local chef, who also taught cooking classes (which we were all humbled by her mastery of making such elegant meals look so simple), the truffle hunt with the hounds, his pizza making and language classes for the kids, and for providing our lovely driver and guide. This was the perfect vacation for our extended family and we all look forward to going back to this wonderful property again. Our special thanks to our host for making it so memorable.

This villa exceeded my expectations and the host was so incredibly hospitable and accommodating to our every need. We had 20 people staying in this villa and it is so big that it felt like we had the place to ourselves. The villa is so quiet, sits on what feels like a private lake, and there is nobody around for miles. The grounds are beautiful and the cook was exceptional. I truly cannot say enough good things about this place. We had cooking classes, language classes, there is babysitting services, and we even did a truffle hunt one night. The villa is ideally located as well, we were a quick train ride from Rome and Florence, and the host was gracious enough to drive us to Orvieto and a ton of different wineries. We will DEFINITELY be coming back here for more family vacations, and if you are considering staying in this area, you will be beyond please with this place and the services they offer.

Renovated 18th century stone farmhouse - - check. On a lake - - check. Large enough to accommodate our group of 20 - - check. This charming, private villa has it all, and our property host was AMAZING, catering to our every want and need. Located on a private peninsula, yet only a 30 minute drive to the fortress city of Orvieto and 1 1/2 - 2 hour train ride to Rome and Florence. If we weren't lounging by the large (very large) swimming pool, or enjoying an evening glass of wine by the fire pit, we were exploring the nearby medieval hilltop towns and local wineries. Best vacation ever!! Can't wait to go back.

This was a perfect villa for our large group and the owner was about as helpful and gracious as hosts come. He helped us organize all of our adventures around the area and had an amazing chef who made us some traditional meals and even taught us how to make them. Not much I would change about this place, I hope I get to come back some day.
