This is not a 'party house'. It is a peaceful retreat. If you want to party, please look elsewhere. As newly rebuilt, we ask guests not to wear heels inside on soft oak floors or upstairs on new membrane deck. $1,000 bond required, paid directly to owner via internet 2 wks before arrival – refundable in full upon inspection of house, cleaning and pool valet.

Thank you for your comments. We are surprised at the feedback about the kitchen, it's the first time in 50 rentals we've heard any comments about this.Short of having wall to wall appliances, I'm not sure what else we could resonably provide in a holiday home. Everything is there for cooking, via 2 ovens, microwave, an outdoor BBQ - from casual outdoor entertaining through to a full blown roast dinner. A delivery of additional serving dishes, new saucepans and fry pans etc..and other kitchen equipment has just been made to the house in response to your general comment, although it's difficult to know what was actually 'not as well equipped as we'd expected' - but I've now provided extras of all the stuff that's already there. Additional quilt blankets have also been purchased to go on the ends of beds. Surprising perhaps in January, that normal bedding wasn't 'adequate'. Of course, there was also plenty of spare bedding, lovely goose-down quilts etc.. in the studio which could have been used in the main house - just a 10m bridge walk from the laundry, so not difficult to bring in a blanket or two if it had been required. Regarding the water conservation issues. We ask that people don't divebomb in the pool. This tends to send large waves of water over the infinity edge and exacerbate evaporation markedly. There's lots of other fun you can have without doing giant divebombs I'd hope! Water issues on Waiheke are a constant issue and with a pool of this size in such an exposed clifftop position, we ask our guests to be mindful of keeping the thermal cover on when the pool's not in use. Not unreasonable, given that evaporation in peak summer can cost more than $1,000 in water deliveries within a fortnight. Likewise with baths. There are 3 great showers in the house and studio. With a full house of 10, which is usually the case with this property, having baths would certainly impact on the water tanks rapidly - especially throughout the summer months. We put baths in the house before living there and fully understanding the reality of the water issues on the island. Most Waiheke properties don't have baths for exactly this reason. If people want to bath babies and young children, of course that's fine. But we just ask adults to use the showers - it's not a biggie.

If the Property Owner/Manager applies a Fair Cancellation Policy, the Renter can cancel up to 60 days prior to the start of the Tenancy. Cancellation requests must be made in writing and received by the Property Owner/Manager, and AA, at least 60 days before the start of the Tenancy. The Renter will receive a 50% refund of the total booking value generated on AA, less the non-refundable commission fee.

Closest liquor store: 5 mins away - there's a Liquorland by Onetangi petrol station
Closest grocery store: Countdown supermarket in Ostend, milk and paper at Onetangi service station at bottom of hill
Best grocery store: Waiheke Fruit & Veg shop in Oneroa, lovely deli stuff, lovely staff and every spice you'll ever need.
Best free activities: Walking on Onetangi Beach, coastal walking tracks. Most of our guests can't bear to leave the house and pool and hide away from the world!
Best paid activities: Kayak tour on a sunny day. the Eco-Zip line at Onetangi
Best night restaurants: Mudbrick at sunset, get there early & enjoy a glass with the sunset over Auckland in the distance. Poderi Crisci (15 minutes away in the country) is a real find, great long lunches but bk in advance!
Best lunch eateries: For a real country experience, Man O War's beautiful tasting 'shed' - lovely wines,platters, right on the beach. Idyllic,worth the 20 minute drive - a taste of Waiheke away from everyone else.
Best breakfast eateries: Wai Kitchen,Oneroa - great food, sunny terrace,lovely staff
Best local café/coffee: Charley Farleys down on Onetangi Beach does great coffee
